But there’s one thing you can’t change: the location of the property.

Why is the location irreversible?

That is precisely why location remains the most important factor when buying a home. Not just at the time of the transaction—but for the next 10, 20, or 30 years.

Micro-location and macro-location

When we appraise a property, we look at two things. The first is the “neighborhood”—its overall reputation and infrastructure. The second is the “street”—the specific location, the noise level, the view, and the neighbors.

The location may seem static, but it isn't. A new shopping center, subway station, or school within a 500-meter radius can increase property values by 20–30% in a year.

How to Assess a Location Properly

Visit the neighborhood at different times of the day—in the morning, at noon, and in the evening—and both on weekdays and on weekends. That’s the only way to get a true sense of what it’s like to live here.
